How To Offer Lodging To Tenants

By Julio Knebel

Traveling has become a hobby to most people. This is the reason why the demand for lodging in Nicaragua has risen over the years. With the number of tourists and travels in one country to another, the number of hostels that should cater to them has also improved. For people who are in the said industry, here are the tips to provide the right service.

The first one that must be prioritized is the house rules. He should explain the house rules to the tenants before they even start moving in. This will avoid any confrontation or argument in the future over some of the shared responsibilities such as cleaning the shared bathroom or not slamming the door when going in or out of the property.

Ask for one month deposit. This is a requirement since this will serve as a security deposit for the person in case there are things that will be damaged or broken during the tenant's stay in the property. Depending on the type of tenant that he has, he might get a tenant who is careful or reckless.

It is a must that he knows what his tenants will be bringing to his property. Or at least an overview on what they will be. He should check whether the said belongings are properly insured under his own contents policy. Regardless of whether the belongings are properly insured or not, he should act accordingly.

Declaring the tenants to his local authority is a must. This is an important thing that he should remember if he does not want to get into trouble with the law. He might lose the council tax allowance meant for a single person this way but the said amount can be easily compensated with rent.

For the rent, the two parties should agree on a common amount that must be paid monthly. Of course, the two parties should also decide on the exact date when the tenant will deliver the payment. Moreover, explain to the tenants what exactly would happen if the bills are not paid on time.

For those places which have shared areas, he might want to hire cleaners. This is important if the person wants to keep those shared bathrooms, kitchen, living room, and stairs as clean as possible. The cleaners should be more than capable to keep the house's shared areas clean.

When the tenants pay their rent, it is only appropriate to give a receipt. This is important since this will prove that the tenant has paid for his lodging in Nicaragua. This also prevents any fights in the future over missed rents and such.
